12:01 — Why I Believe in New Beginnings in Kansas City Real Estate

October 18, 2023 6 min read

Most people treat midnight as an ending. The clock strikes twelve and they're still carrying the weight of yesterday — the deal that fell apart, the relationship that soured, the chapter that closed.

I treat 12:01 as a reset.

Twenty years in Kansas City real estate taught me that. I've seen properties that looked like disasters — condemned, inherited, underwater, tied up in probate — turn into someone's clean start. That's the work I do. Not just buying houses. Solving problems that have a house in the middle of them.

What "Kansas City Real Estate Problem Solver" Actually Means

People ask me what I do. The short answer: I buy houses.

The real answer: I sit across from a Kansas City homeowner who is usually dealing with more than a house. Maybe it's a divorce. Maybe it's a parent's estate. Maybe it's a bankruptcy they're navigating and they don't know where to start. Maybe they've had the property listed for six months with no movement and they're hemorrhaging money.

I figure out the situation. Then I find the path to closing.

In 20 years across the KC metro — both sides of the state line — I've learned that the house is rarely the actual problem. The house is just where the problem lives.

Why Kansas City

I was born here. I grew up here. I've watched this city change — Midtown, Westport, the East Side, the Northland, KCK. I know which zip codes are turning. I know which neighborhoods people are sleeping on. I know which school districts matter to buyers.

That knowledge doesn't come from a spreadsheet. It comes from decades of boots on the ground.

When I give you a number, it comes from that knowledge — not from an algorithm.

The Perspective That Changes Everything

The sellers who get the best outcome are the ones who call early — before the situation gets worse, before the mortgage is three months behind, before the estate attorney is involved in a fight. The earlier I can get into a situation, the more options everyone has.

The sellers who struggle are the ones who wait. Who think it'll turn around. Who are embarrassed by the situation and don't want anyone to know.

Here's what I tell them: I've seen everything. Nothing you're dealing with is new to me. And nothing you're dealing with is shameful. Life happens. The property situation you're in right now is just that — a situation. Situations have solutions.

The Mindset: I Don't Believe in Goals

This sounds counterintuitive coming from someone who has spent two decades in this business. But I don't set goals.

I set visions.

A goal is a finish line. A vision is a direction. Goals get abandoned when the first obstacle hits. A vision absorbs the obstacle and keeps moving.

My vision for every deal I work: Help this person be in a better position today than they were yesterday.

Sometimes that means paying cash and closing in seven days. Sometimes it means pointing someone toward the right attorney because a real estate sale isn't actually what they need. Sometimes it means a creative structure nobody else in KC is offering.

Whatever it takes.
