5 Things Kansas City Homeowners Should Know Before Selling for Cash

March 10, 2025 5 min read

Selling to a cash buyer isn't the same as selling on the open market. Here are five things every Kansas City homeowner should understand before signing anything.

1. Cash Offers Are Usually Below Market Value

This isn't a secret, but it surprises a lot of sellers. Cash buyers — legitimate ones — are in the business of buying below market value and either fixing and flipping or holding as rental property. Their offer will typically be 70-85% of what the house would sell for on the open market. That discount is their payment for speed, certainty, and taking on the property as-is.

2. "Cash Buyer" Is Not a Regulated Term

Anyone can say they're a cash buyer. Some are legitimate investors with bank statements to prove it. Others are middlemen who find deals and then sell the contract to someone else. Ask specifically: will you be the one closing on this property, or are you just assigning a contract?

3. Timeline Matters More Than Price in Some Situations

If you're facing foreclosure, a cash sale at 80% of market value might be worth more than a market sale at 100% that takes 90 days and requires a bank to approve the buyer's financing. Factor in your actual timeline before dismissing a cash offer.

4. Get Everything in Writing

A legitimate cash buyer will provide a written purchase agreement with specific terms: purchase price, closing date, what fixtures are included or excluded, and any contingencies. If someone is pressuring you to sign without putting terms in writing, walk away.

5. You Still Have Closing Costs

This surprises people. In a cash sale, you typically still pay prorated property taxes, any outstanding HOA fees, and your own attorney fees if you choose to have an attorney review the contract. The buyer's offer should account for this — make sure you understand what you'll actually net at closing.
