Kansas City Home Prices in 2025: What Buyers and Sellers Need to Know

April 7, 2025 7 min read

The Kansas City real estate market in 2025 has shifted significantly from the frenetic 2020 to 2022 years. Here is what home prices actually look like across the metro right now.

Entry-level homes in older Kansas City, Missouri neighborhoods range from $120,000 to $225,000 for homes needing some work, and $200,000 to $350,000 for move-in ready homes. In the mid-range — Johnson County, Kansas and southern Jackson County, Missouri — move-in ready homes run $325,000 to $500,000, while newer construction or updated homes range from $400,000 to $650,000. In the upper market — Leawood, Mission Hills, Lake Quivira — luxury properties range from $550,000 to over $1,200,000.

What is driving the market in 2025? Mortgage rates in the 6.5 to 7.5 percent range have pushed many buyers to the sidelines. Active listings are up approximately 30 percent compared to 2022 levels. Homes that needed no work sold in 3 to 7 days during the boom years. Now, a typical move-in ready home in the Kansas City metro is selling in 21 to 45 days.

For sellers, the market has shifted against the naive "list it and forget it" approach. Homes that are priced correctly and in good condition are still selling. Homes that are overpriced or need work are sitting — and price reductions are becoming more common. For sellers who cannot wait months on market, a cash sale to a Kansas City investor may be the most practical path.

For buyers, the Kansas City market in 2025 offers genuine opportunities — particularly for properties that need work, where investor interest keeps prices more stable.
